The Dos and Don'ts of Insurance Coverage for Mold Growth

Homeowner's insurance doesn’t provide mold coverage unless it is considered part of a "covered peril." This means your policy probably won't cover fungus growth if it is the result of a preventable water leak or the result of flooding. If your Shasta County home has high levels of humidity and mold appears in the bathroom, your insurance coverage probably won't pay for any necessary repairs.
What are Covered Perils?
- Damage caused by automobiles and other vehicles
- Falling objects
- Fire
- Frozen pipes
- Lightning strikes
- Theft
- Unintentional discharge or overflow from HVAC, sprinklers, or home appliances
- Vandalism and other criminal acts
- Weight of snow and ice
If you can show that mold developed as the result of one of these situations, your existing insurance may pay for the cleanup and repairs.
Examples of When Your Insurance Will Pay
• You have a history of maintaining your roof gutters, keeping them clean and in good repair, but the winter has been harsh, and an ice dam has formed. If water backs up before you can address the ice dam and water leaks into your attic, it may cause fungus growth.
• A similarly well-maintained washer hose behind the washer springs a leak. You stop the rush of water and contact professionals for help, but mold growth occurs before damages occur.
• You are out of town over a single weekend, and a pipe bursts. Many gallons of water fill your basement, soaking into carpeting, furnishings, and the drywall before you return the next day.
Examples of When Your Insurance Will Not Pay
• Winter temperatures caused one of your pipes to burst, but you don't go into the basement much. The water sits there for several weeks before you notice.
• It's been a year or two since you've been on the roof. Missing and damaged shingles let water into the attic. The wood and insulation become moist and mold grows.
